Certified roll
Each property, exemption, and unit-level exempted value was captured from TCAD’s 2026 certified appraisal roll on July 23. The 15-account disposition comes from TCAD’s written response the same day.
Texas appraisal districts operate county by county. When an entity retains a person-only homestead or senior exemption after a deed transfer, no statewide system automatically surfaces the error or shows residents which taxing units absorb the loss.
Annual estimates multiply each taxing unit’s certified-roll exempted value by its official 2025 adopted rate. Full-hold cumulative estimates apply the current exemption to prior years and are labeled conservative; the five-year figure follows Texas Tax Code Sec. 11.43(i). The $13.4M value is summed across all taxing units and is never represented as property value or tax loss.
Read the explanationFive Travis County entities carried the over-65 senior homestead exemption. TCAD confirmed 15 of 23 submitted accounts as errors and flagged them for removal.
The district’s written response converts these records from a screening result into a confirmed agency finding. The public page uses TCAD’s language: errors, improper exemptions, and flagged for removal — never fraud.
“These appear to be errors. We have flagged these accounts to have the exemptions removed.” Cynthia Martinez · Chief Strategy Officer, Travis Central Appraisal District · email dated July 23, 2026
The estimate multiplies the exempted value shown for each taxing unit on TCAD’s certified roll by that jurisdiction’s official 2025 adopted rate. School-district homesteads are mandated by state law; other jurisdictions opted in.
A promise to remove an exemption and a changed certified roll are different facts. This tracker remains explicit about that gap and should only advance after a fresh TCAD record check.

The corporation-owned property at 2357 Yellow Jacket Lane carried both homestead and over-65 exemptions. On the July 23 certified-roll capture, those exemptions reduced taxable value to zero in every levying unit. The cumulative estimate uses the current exemption across the 26-year hold and is therefore labeled conservative, not exact historical tax paid.

The evidence page separates three things that are easy to blur: property value, value exempted within each taxing unit, and the estimated taxes attached to that exempted value.
Each property, exemption, and unit-level exempted value was captured from TCAD’s 2026 certified appraisal roll on July 23. The 15-account disposition comes from TCAD’s written response the same day.
Annual loss equals unit-level exempted value multiplied by that jurisdiction’s official 2025 adopted rate from Travis County Truth-in-Taxation records. Non-levying overlays contribute no tax loss.
Cumulative figures apply the current exemption to each prior hold year. Because earlier values were generally lower, the result is labeled conservative. The five-year figure caps the same method at Sec. 11.43(i).
